Our General Inspection

A home inspection is a visual, non-damaging examination of the critical components of a property.  It describes the physical condition of a home and its components.  The inspection includes a written report that gives you detailed information on the following areas and a summary page of items to be discussed. This report is available to you by email the same day.

Thermal Imaging

We use a FLIR thermal imaging camera to identify problems such as moisture, roof leaks, electric, plumbing, insulation, structural and a/c system.

Exterior Components

Siding, windows, decks, fascia, soffit, grade, garage doors, sliding glass doors, sprinklers, landscape lighting.

Plumbing

Type of piping (polybutylene) fixtures, faucets, water heater, valves.

A/C and Heat

Equipment, controls, ductwork, filters, capacity

Interior

Ceilings, floors, doors, locks, windows.

Mold Survey

Documentation of visual stains, mold-like-substances,odors, use of moisture meter at windows and doors.

Structural Components

Foundations, sub-floors, walls roof trusses.

Roofing

Covering, flashing, chimneys, vents.

Electrical

Main service panel, sub-panels, circuits, receptacles, AFCI & GFCI breakers.

Insulation and Ventilation

Attics, walls, crawl spaces, vent fans, attic vents

Chinese Drywall

The tell-tale signs of Chinese drywall are exposed copper turning black; a very unique smell; company labels on the backside of ceiling drywall. We have found it in over 100 homes.
